Short Term Rental Policies

No Pets/No Smoking unless otherwise noted on specific rental
3 night minimum stay required (inquire regarding special circumstances)
$75 cleaning fee
1/2 of total amount due up front - if less than 14 days until arrival, full amount due
Forms of payment accepted include credit card, money order, personal check
3% Credit Card processing fee will be applied when paying with CC

Long Term Rental Policies

No Pets/No Smoking unless otherwise noted on specific rental - violation of this policy is subject to forfeiture of entire deposit.
First and Last month's rent as well as deposit due upon signing of lease with monthly payments due on the 1st of each month unless other arrangements have been made.
Late payments (beyond the 5th day past due date) will be charged a $10 per day late fee dating back to the 1st.
NSF fee of $25 will be charged to all returned checks in addition to late fee until rent is collected.  Two returned checks will put tenant on "cash or money order only" basis.  All returned checks must be paid within 1 week to avoid being turned over for further collection.
Homes will be cleaned prior to rental and it is expected that you leave the home in the same condition it was when you moved in including cleaning house and having carpets professionally cleaned before you turn in the keys.  Violation of this policy will result in partial or full forfeiture of your deposit.
